The key insight

It’s the underlayment, not the tile.

On a tile roof, the tiles shed most of the water and provide the look and fire resistance — but the underlayment underneath is the membrane that actually keeps water out. Tiles can last for decades; the underlayment wears out sooner. That’s why so many LA “tile roof” projects are really underlayment replacements, not new tile.

When your tile is still in good condition, a lift-and-relay restores the roof affordably: we carefully remove and stack the existing tile, install fresh underlayment and flashing, then relay the original tile.
