3. Granules accumulating in gutters
Asphalt shingles shed protective granules as they age. A handful in the gutter after a rainstorm is normal during the first 5 years. Cup-fulls of granules indicate accelerated failure โ usually means 5-10 years remaining lifespan.
4. Moss, algae, or lichen growth
Moss/algae growth holds moisture against the shingle surface, accelerating degradation. Common on north-facing slopes in shaded LA neighborhoods (Pasadena tree-lined streets, Beverly Hills hilly areas). Treat early or replace.
5. Sagging roof line
Visible sag in the roof structure indicates rafter failure, water damage to decking, or excessive snow/debris load (rare in LA but possible in foothill areas). Structural issue โ get inspected immediately.
6. Visible daylight through roof in attic
Climb into the attic in daytime. Any visible pinpricks of light through the roof = active leaks or imminent leaks. Water staining on rafters confirms past leak activity.
7. Interior ceiling stains
Brown water-staining rings on interior ceilings, even when seemingly small, indicate that water has already passed through the roof, underlayment, decking, and insulation. The visible stain is the LAST sign โ there’s usually significant hidden damage.
8. Roof age 22+ years (asphalt) or 50+ years (tile underlayment)
Asphalt shingle roofs lose performance starting at year 18-20. Past 22, repair costs accumulate quickly. Tile roofs themselves last 50-75+ years but the underlayment beneath needs lift-and-relay every 25-35 years.
9. Flashing rust, damage, or separation
Metal flashing around chimneys, vents, skylights, and roof valleys is the #1 source of roof leaks. Inspect for rust, separation from the roof surface, or cracked sealant. Flashing repair is cheap; ignoring it leads to expensive interior water damage.
