Roof
- Remaining service life, and whether the honest answer is “disclose and price it in” vs. “repair” vs. “replace before listing”
- Documentation for buyers: permit history, condition photos, repair records
- Fire-zone requirements (Class A) that affect hillside and canyon listings
HVAC
- Whether the system will pass a buyer’s inspection or become a credit request
- Age, condition, and permit status. Unpermitted HVAC work is a common surprise in older LA housing stock
- Quick fixes that change how the house shows
Electrical panel
- Panel capacity and condition, especially for EV-minded buyers
- Permit status of past upgrades
Solar, when the home has it
- Lease vs. owned status and what transfers at sale
- System health check and documentation packet for the disclosure file
